We have trusted and economical handyman, electrician and plumbers to address any issue that may arise.

Our services include: Monthly statement reporting, tenant placement, rental application and screening process, rental agreements, rent collection, arrears rent collection, trust account to hold security deposits, trust account services, performing move-in/move-out inspections and home visitations are also included. We use website-based marketing to attract the best tenant possible. Although, we have thorough tenant screening process and perform regular property inspections, we cannot be responsible for any damages or belongings left behind by the tenant, costs to remedy will be your responsibility.

Full Management Services – You will be anonymous to the tenant unless otherwise instructed.

Making your rental ready for tenants
As a landlord you have a responsibility to ensure the property is in good, clean and safe condition for your tenant to live in. Also, to maximize the rental rate that could be collected, tenants will pay more for rent if they property is in good condition.
Items to look for and repair prior to renting:
If you plan on offering appliances in the unit, are they clean, in good working condition and free of defects? Does the dishwasher work, do all the elements on the stove and in the oven work, are there any broken or cracks in the fridge shelves?
Are you offering a washer or dryer? Are these units clean, in good repair and in full operation? Has the furnace been serviced or inspected in the last 2 years and filters been changed?
Are there new batteries in the smoke detectors and do they work?
Are light fixtures in good repair and all the light bulbs present?
Is the carpet in good condition and been professionally cleaned? Carpets that are over worn or fraying should be replaced. Tiles and hardwood represent without cracks.
Are the walls and trims without holes or dent? Could the property use a new paint?
Do all the windows open and are the screens in place? Are there any cracks in the windows? These should be fixed prior to renting.
Do the keys work or are the locks “sticky” or “tricky” to open? Door knobs and the locking mechanisms do wear out over time.
Do the garage door openers work?
If pets are allowed, have the gardens cleaned and animal feces picked up. Is the grout and chalking present and without mold or mildew?
